Alton is about 50 minutes and 39 miles from our Rio Grande City office, tucked against McAllen on its north and east sides with Palmhurst to the south. Railroad officials and settlers from Alton, Illinois founded it around 1910, but the town that exists today is mostly new. Alton had 4,384 residents in 2000, 18,198 at the 2020 Census, and about 22,900 by the 2024 estimate. Much of that growth arrived as fresh subdivisions, which means new homes needing new-construction HVAC and many young systems that have never been serviced. That planned, predictable work fits our distance well.

What do Alton's newest homes need first?

The list follows Alton's building boom: systems going into new houses, first-time care for builder units, and thermostats in modern homes.

Working an Alton schedule from Rio Grande City

At about 50 minutes out, we schedule Alton work as booked visits. New-construction jobs follow the builder's timeline: a rough-in visit while framing is open, then a trim-out and start-up visit near the end. Maintenance and installs are set days ahead, and repair calls get an arrival window, often on the same day when the schedule allows. If the house is still under construction, we coordinate with whoever runs the job site so our visits land in the right order.

Fresh subdivisions on old farm ground: Alton's growth profile

Alton grew 47.5 percent between 2010 and 2020, and a 2018 Progress Times headline called it the fastest-growing city in the county. A city manager said that year that some families moved in for the schools; most of the city lies in Mission CISD, with smaller pieces in Sharyland and La Joya ISDs. For HVAC, the growth brings specific issues. Lots under construction nearby send dust onto condenser coils, drain lines pick up debris from the build, and builder equipment is sometimes sized by square footage rather than an actual load calculation. American Community Survey housing data puts about six in ten Alton homes as built since 2000, so most of the city's equipment is first- or second-generation, and few owners have a service record for it.

Even young systems collect a heavy dust load when lots nearby are still being built.

Equipment rules have also shifted under these homes. New split systems now carry SEER2 ratings, with a 14.3 SEER2 minimum for most residential sizes in Texas, and since 2025 new residential equipment has been shipping with R-454B or R-32 in place of R-410A. When we quote AC installation in Alton, we explain which refrigerant a unit uses and what that means for future service.

Getting oriented: Alton between Palmhurst and McAllen

Alton was incorporated in 1978 and sits roughly 10 miles northwest of downtown McAllen. Our route in runs through Mission and Palmhurst, which also makes neighboring Sharyland and La Homa easy stops on the same trip. Josefa Garcia Park, which grew to 55 acres with a 2018 Texas Parks and Wildlife grant, is one of the city's own reference points.

Questions Alton homeowners ask about newer systems?

My Alton home is only a few years old. Does the AC really need maintenance?

Yes. New systems collect dust from nearby construction, drain lines can clog with debris left from the build, and a factory refrigerant charge is not always perfect. A first tune-up checks all of that and gives you a baseline record. It is also a good time to confirm the manufacturer warranty is registered, which matters in Alton, where many homes are only a few years old and still inside the manufacturer's coverage period.

What HVAC decisions should I make before building a house in Alton?

Settle the equipment location, duct routes and thermostat placement before framing starts, and ask for a load calculation instead of sizing by square footage alone. Decide early whether any rooms, like a garage conversion or casita, will need their own mini-split. Also confirm permit and inspection requirements with the City of Alton, and check whether the lot sits in Mission CISD, Sharyland ISD or La Joya ISD if schools are part of the plan.

Will a smart thermostat work with the system in my new Alton home?

Usually, once the wiring is checked. Some builder installs in Alton's newer subdivisions have no common wire at the thermostat, and some homes run heat pumps that need the right terminals for the reversing valve. We confirm the system type and wire count, add a common wire if needed, and test cooling and heating before we leave.
